  Credit report

  Pre-approval letter

  Loan options reviewed

  Proof of cash available for down payment and/or closing

 

OFFER PREPARATION

  Review and acknowledge available reports and disclosures

  Review comparable sales

  Decide on offer price and terms

  Remove applicable contingencies

  Provide any additional documentation for final loan approval

  Obtain information about insurance

 

UPON OFFER ACCEPTANCE

  Deposit (3%) to title

  Obtain additional reports/inspections if desired

  Appraisal ordered

  Loan terms and rates locked

  Agent negotiates any applicable items or conditions

  Remove all contingencies in writing

  Increase deposit, if applicable

  Complete all required verifications or updates needed by lender

 

ESCROW

  Sign off at title company on loan and title documents

  Final walk through

  Arrange for utilities

  Loan is funded—escrow receives money from lender or cash from buyer

  Escrow disperses funds

  Escrow records deed with county—escrow is CLOSED

  Keys delivered

  Pop the champagne—welcome to your new home!
