Buying and Selling Process

 GENERAL GUIDELINE/TIMELINE FOR PURCHASING A HOME

 

 BEFORE WRITING AN OFFER

Cash available foLoan pre-approval, down payment and/or closing * Investigate available information and comparisons

 

WHEN OFFER IS ACCEPTED

Get more reports/inspections * Review all reports, inspections, and documents provided by seller * Provide all documentation for loan approval * Obtain information about insurance

 

UPON FINAL LOAN APPROVAL AND ACCEPTANCE OF ALL INFORMATION

Increase deposit if applicable * Remove all contingencies in writing 

   

BEFORE CLOSE OF ESCROW

Complete all required verifications/updates needed by loan company * Sign off on loan and title documents * Final walk through * Loan is funded—escrow receives money from lender * Escrow disperses funds  and records deed with county—escrow is CLOSED

 

 

GENERAL GUIDELINE/TIMELINE FOR LISTING AND SELLING YOUR HOME

 

BEFORE LISTING YOUR HOME ON THE MLS

Prepare home (Stage—de-clutter, etc.) * Pest Inspection * Property Inspection * Pictures * Repair problems * Complete disclosures * Order Natural Hazard Disclosure report

 

TOURS

Coldwell Banker agents’ tour—Tuesday morning * Area realtors’ tour—Friday morning * Ads * Lockbox provides access to agents

 

REVIEW OFFERS

Look for—Loan pre-approval * Cash available for down payment and/or closing * Price and TERMS offered * Accept or counter offer

 

IF OFFER IS ACCEPTED

Buyer Investigates All Reports (may do additional inspections)

 

UPON FINAL LOAN APPROVAL AND REMOVAL OF ALL CONTINGENCIES

Buyer increases deposit if required by contract

 

BEFORE CLOSE OF ESCROW

Complete all required verifications or signatures of disclosures * Sign off on documents with the title company * Final walk through by buyers * Buyers’ Loan is funded—escrow receives money from lender

Escrow disperses funds * Escrow record deed with county—escrow is CLOSED
