PRE-SALE ACTIVITIES

Research and help you determine market value (Comparative Market Analysis) of your home

Home preparation consultation, including referrals of trade professionals to prepare your home for sale

Arrange and attend inspections

Develop disclosure packages (including HOA and by-laws if applicable)

Design a customized marketing plan

 

MARKETING ACTIVITIES

Take multiple photos (6 minimum)

Put a lock box on your home

Have a sign ordered and installed with a brochure box

Enter property listing on Multiple Listing Service (MLS)

Enter property on eight of the country’s top real estate websites, including REALTOR.com®

Create a compelling brochure/flyer highlighting the features of your home

Create and distribute a Just Listed postcard

Promote your property to agent network: at office and regional meetings

Utilize Relocation Referral Network to promote your home to relocating buyers from around the country

Call past client referrals

Submit ads to appropriate publications including San Jose Mercury News

Host broker’s open house

Host public open houses

Schedule showings and show property to potential buyers

 

COMMUNICATION

Communicate and consult with you on a regular basis with feedback from showings and other agents

Respond quickly to all buyer inquiries

 

NEGOTIATE OFFERS/ACCEPTANCE

Schedule and present offer(s) to you

Explain ramifications relating to terms, including qualifications of buyers

Negotiate counter offer(s) and terms

Organize and tender copies of offer, counter offer and addendums to appropriate parties

Deliver disclosures to buyers’ agent

Deliver completed contract to buyers’ lender and title company

Verify earnest money is deposited in escrow account

Assist in arranging financing if needed

Coordinate and attend all additional buyers inspections

Negotiate post inspection findings

Coordinate appraisal appointment

Arrange home warranty
Coordinate actual close date

Attend the seller’s sign off and review closing documents

Arrange and attend buyer’s final walk through

Deliver keys to new owners

 

AFTER ESCROW FOLLOW-UP

Provide close of escrow package with all documents
